While some foreigners have had success buying property in Sofia directly from a seller, most sales are handled by estate agents and the property boom in Bulgaria means that there’s a large choice of estate agents to choose from.
As the estate agency business is unregulated in Bulgaria, some agents have little or no experience and a few are unreliable or untrustworthy, and even those that aren’t are often overwhelmed by running around doing viewings do not provide a consistent service. Also, you will find that some of these ‘English speaking agents’ cannot really follow the conversation when it gets into the real detail as their command of the English language is not good enough.
Buying Property in Sofia While Living Abroad
There are a growing number of estate agents based abroad who handle sales in Bulgaria, usually in partnership with a Bulgarian agency, while many Bulgarian estate agents are starting to advertise abroad. Many of these agents will be happy to show you all sorts of unsuitable properties in the hope that you decide to buy on the spot but we have a different approach.
Before you arrive in Sofia, we want to understand your requirements, appropriate type and price in your chosen area, and quickly respond to any information that you request and generate a list of property options marked out on a map. There are many properties listed on the internet that are not up to date and we will cross check the current status of all properties and keep you up to date.
We are not in the business of arranging flights for you but want to provide a concierge real estate service in Sofia and we will advise you on where to stay in Sofia, arrange for you to be picked up at the airport and have an introductory/orientation meeting with you.

We will also show you exactly where the property is on a map so that if you want to return later, under your own steam, then you can find the property without getting while comparing the locations of properties you are considering.
Real Estate Agents’ Fees in Sofia
Unlike most western countries, it’s standard practice in Bulgaria for the buyer to pay the agent’s commission on top of the purchase price.
There are no formal rules on agents’ fees, which are normally paid by the purchaser as well as the seller.
Most Bulgarian-based estate agents charge 3% of the purchase price as commission but some can charge as much as 10%.
Some agents charge a fee to take you on property viewings, which is refunded if you buy a home through them while other agents may try to charge you the taxi fare. We do not follow any of these practices and will get our renumeration when we find you the property that you are looking for.
